We always prefer the property owner to conduct the viewing, after all, you know your property better than anyone else. If you are away from the property, consider a family member, trusted friend or housekeeper to conduct the viewing on your behalf.
The third option is to use our Key Holder and Viewing Assistant Service. This is not a responsibility we take lightly. You will need to trust us with your property keys, the alarm code and above all we will need all your knowledge about your property. This service is available as required for a nominal, additional fee.
German Owner and Spanish Buyer. French Owner and Dutch Buyer. Russian Buyer and English Owner. International conversations can always arrive at the lowest common denominator - English. But should you need the help of a translator we can help.
A badly maintained property will never command a premium price. That goes without saying.
That leaking boiler, broken shutter, tired looking seals around the shower door, damp patch in the bedroom, untidy garden should all be fixed before a viewing.
We have a full time maintenance man who charges 20€ per hour to fix it. Materials such as paint, cement, seals, silicone, etc. are charged at cost.
We currently offer cleaning services to a number of rental property owners and should you need help with a major spring clean before we photograph your property or a touch up before a viewing, we charge 20€ per hour including cleaning materials and chemicals.
Pictures are the most important marketing tool.
If you have the budget, upgrade to our premium photo service with a professional property photographer and interior stylist from 150€.

3D Virtual Tours are ideal for overseas buyers and for maximising viewings with serious buyers. After all, if they have taken a guided tour of your property online and they want to view - then they are serious.
Prices start from 500€.
No Spanish property can be sold without a valid Energy Certificate and it is the owners' responsibility to supply this prior to completion.

We can introduce you to trusted and independent lawyers to help with all aspects of the sale process - from the option to purchase contract to signing at the Notary. You deal direct with your own lawyer, independent of the owner's lawyer, so the service is objective and personal to you.
The conveyancing process is charged on a fixed fee basis which is confirmed once your offer is accepted and begins with the Contrato Privado de Compraventa. (The Private Contract for the Option to Buy / Sell).
